Manitou Springs is the region's most awkward place to service a garage door, and we mean that affectionately: historic buildings, non-standard openings, steep narrow streets and very little room to work.
Almost nothing in Manitou is a standard size. The town predates the modern garage, so many garages were carved into hillsides, tucked under houses, or converted from other uses. Openings are frequently narrower, shorter, or out of square, and the space above the door is often minimal.
A standard torsion setup needs roughly twelve inches of clear space above the opening for the spring shaft and horizontal track. Plenty of Manitou garages simply do not have it. The answer is a low-headroom track system. A double-track arrangement, sometimes with the torsion assembly relocated to the rear, that fits into as little as four to six inches. It works well but it is unforgiving of sloppy installation.
The other frequent issue is an opening that is genuinely out of square, because the building has settled over a century. A door fitted without accounting for that will bind on one side, wear rollers unevenly, and never seal properly at the bottom. If your door has always rubbed, always been noisy, or always left a gap at one corner, there is a good chance a standard kit was forced into a non-standard opening. That is fixable.
Practical note: Manitou's streets are narrow, steep and often have nowhere to park a service vehicle near the property. That is our problem rather than yours, but it does mean we plan these visits rather than squeezing them in, and it is worth telling us on the phone if access is unusually tight or if the garage is below street level. Steep driveways also send water and grit straight at the door during storms, so bottom seals and the lowest few inches of cable take more moisture here than the elevation would suggest.
Usually yes. Non-standard and out-of-square openings are the norm in Manitou, and doors can be ordered to size or fitted with low-headroom track where clearance is minimal.
Most likely the opening has settled out of square and a standard kit was fitted without accounting for it. It causes uneven roller wear and a poor seal, and it is fixable.
