Falcon and the Peyton area sit out on the open plains east of the city, where there is nothing at all to slow the wind down. Wind is the dominant garage door problem here and it is not close.
Falcon has grown quickly, and its subdivisions sit on open grassland with essentially no windbreak. New neighbourhoods are built before trees mature, so houses take gusts with no shelter at all for their first couple of decades.
A 16 or 18-foot garage door is by far the largest flat surface on a house, and on the plains it is a sail. Sustained wind and gusts off the Front Range bow a wide unreinforced door visibly inward, and two things follow. The top section creases. A fold in the steel that has permanently lost strength and becomes the line the door eventually fails along. And rollers pop out of the track when the door flexes while it is moving, which leaves the door racked and jammed.
The fix is a horizontal strut across the wide section. It is one of the cheapest parts in this trade, builders routinely omit it to save cost, and on an exposed Falcon lot it is the single most cost-effective thing you can do to a garage door. If your door visibly flexes in wind, it needs one.
Because much of Falcon is recent construction, there is a real chance part of what has failed is still covered. Door section warranties frequently run ten years or more, and opener motor warranties can run five. Before quoting a paid repair on a newer home we will ask when it was built and point you at the manufacturer if a claim looks likely.
The failures we do see on newer Falcon houses are mostly adjustment-level: travel and force limits set roughly on install day, and photo-eye brackets mounted loosely enough to drift. Neither is expensive. Because Falcon is a drive from the city, we will look at every door on the property while we are there.
